The rest is just noise.

The biggest issue I'm struggling with is a tenant who has been in one unit since March and is $2400 (2.5 months) behind on rent, and has had multiple noise/filth complaints. 

I have a solid friend who just in the last year or so has retired from his daily grind and does real estate investments full time .

I believe this can genuinely help cut out the noise and help focus new investors on procedures and action items that push the needle forward.I want to thank BiggerPockets for finding a stable community to invest in and educate myself.
