Andrew, I think you have the basic idea, the note interest on a discounted note has little to do with your yield.Not sure if I was defined as a "blog guru" LOL, We do have another FDIC Bank Examiner here on BP and several attorneys, who may chime in.

if those numbers are accurate/actual (noi = 60450 and price = 465000) then that could shape up to be a good deal.a lot still needs to be uncovered through due diligence and examined such as:-title report-inspections/inspection reports-previous yrs income/expense statements, rent rolls, utility bills, any service contracts attached to the property, previous years tax bills, etc.

I've not read the book, but jumping from 100 to 200 isn't going to be statistically valid as a population for analysis, that is too far apart in any market.I suggest you concentrate on the goals at hand, learning the basics, local methods and markets and getting past that examination.

My states defination for a mortgage broker is the following:21(a): "Mortgage broker" means an entity that obtains, attempts to obtain, or assists in obtaining a mortgage loan for a borrower from a mortgage lender in return for consideration or in anticipation of consideration.Since note finding does not relate to obtaining a mortgage loan for a borrower from a mortgage lender...then I do not need to be a mortgage broker in my state.But your entire blog discussion did not examine another very interesting law that relates to referral fees related to real estate related transactions.

Even though my attorney helped me tweak some unfavorable language and clarify some sections, neither mentioned this clause which has saved me on two different deal.INSPECTION PERIOD: The Buyer shall have thirty (30) days from the date of execution of formal contract to perform inspections and examine the records of the Property.
