Good stuff - I will be interested especially in the Short Term Rental space - the constantly predicted "AirBnBust" these last two years has simply not materialized (mostly due to the fact that most of these borrowers are locked in at 30-year fixed low rate debt from '20 or '21.)Lot of people caught up in the hype (amateurs) maybe will look to "get out" in 2023 with a somewhat drop in rates and stableish prices - lots of professional STR investors on the sidelines ready to come in - could be a robust market again as the march toward consolidation/institutionalization of STRs continues

Or you can roll it into some 30YF mortgage during a cash out refinance (many people consolidate it into that very same property's mortgage, since it had enough equity for a HELOC it probably has enough to do this).

The option I suggest is to roll it into his current employer's plan where he could consolidate his funds and have more control of it.Also, by it being in his former employer plan, the primary ways to get to it are to cashout (penalties and taxes due), rollover to a traditional IRA at bank or Schwab type entity, rollover to alternative SDIRA at Equity Trust type entity, or rollover to current employer plan.

We don't recommend that but were watching closely more fore science :) The automation with Turno and Schlage encodes is by far the biggest help plus it gets a little discount on the property consolidation with Pricelabs.
