There was on podcast about one guy who started by college town and got 5 properties there and then moved on to big apartment complexes.

I am shopping insurance for the two 4-plex units that are basically together as one 8 unit complex.  

So basically what I’m doing is working on development of a new complex in my hometown.

There are so many apartment complexes being built that makes the single family home an affordable alternative.

They're actually "twin" buildings making a 5 unit complex on 2 parcels.

I am currently looking for small apartment complexes.

I will initially be looking to purchase 2-4 door multi family property, however my goal is to eventually move into the 10-50 door apartment complex space. 

Are the best deals new construction or rehabbing existing complexes?

I'd mail each unit and inform them of their rights take pics and let code enforcement know as well as your local housing authority (he'll be forced to bring it up to code or face violations which would later turn into a lien on his complex).

I've had numerous friends and colleagues offer me substantial amounts of money to invest (in one case $1M) and have finally decided to take a serious look at combining some of my funds with my friends and colleagues to purchase an apartment complex.
