You don't have to get the deal of the century - just a reasonable deal at a reasonable price - to get the ball rolling.

We will see what I do next after I get this property into the 21st century, force some appreciation with some updates and see how I can tap into that equity for another property...

Regardless of which company you use if you want to run a 21st century business you need to accept electronic payments. 

I can't imagine the high end party will continue forever (although as @scott noted, it has some serious momentum), which is why I am focused on mid-century solid apartments.

Assuming they are well done, $375 for a set of well-crafted reusable loan documents could be the bargain of the century.
