I would just be adding a bedroom and bathroom in the basement by cutting an egress window and adding some new plumbing and a couple walls.

All funds that went into the property could be added to the cost-basis (so long as you have documented that appropriately), and after the sale you would pay taxes on the net gains (since it would be out of your ROTH IRA)(2) Your ROTH IRA can borrow funds (from a non-disqualified party to your ROTH IRA) as a non-recourse loan and then you can complete the project on the property and sell it.

Banks will pay him 1% or less to put it in savings, so you are offering a better return to him.Assuming your numbers are accurate and making a few assumptions as to costs that need to be added to it, I broke down the deal and the numbers look good.

Also, there is sealer additives that can be added when mixing the grout, so you don't need sealing afterwards.
