Just finished the bathroom and starting on the kitchen next.

I finished rehabbing the property and got it under contract pretty quickly. 

Investment Info:Single-family residence fix & flip investment. 2600sqft 3 story brick home. 4 bedrooms, 2 bathrooms, huge yard with 2 car detached garage.Turned into a 3 bedroom, 3.5 bathroom amazing refinished woodwork house with a touch of modern finishes to bring the old and new together.

Want to finish the outside concrete patio as one last large project and be done with improvements.Hindsight: Should have went with a 3-4 unit place but just glad to get started.

Hey BP,I just finished reading Financial Freedom with Real Estate investing by @Michael Blank and looking to pick up another book multi family/apartment related.

Not sure if I'm just looking to vent or if there's even a question here....Last 2 years my agent and I have been consistently searching the mls and zillow for deals while I work on networking and educating myself on finding off market deals.I finished my first flip over the summer and it closed in August.

That got us through all the basic rebuild until we secured a 750K loan to finish. 

I let contractors have keys to these, then when I'm done having strangers in the house I put the finished locks on so I don't have to change locks again.I try to keep one working toilet available in a rehab house at all times.

We can also evaluate on square footage of properties with similar finishes.
