Ok so i would like someones opinion on my plan of attack.    

Last year I bought an awesome house that had cat piss concentrations that would give you an asthmatic attack.

At this point, continue work your JOB and attack your student loans.

After having both cc’s and your car loan paid off then attack the student loans.

Sometimes its that property that needs a little work but not enough to attack the flippers works for rentals.

New to real estate investing, looking for some ideas and stories on what ways to attack this beast.

at an 80% ARV if they can roll the closing costs and some interest payments into that loan it will make it even sweeter.i would only think that since this lender offers traditional financing as well, make sure to scrutinize their qualifying standards since they could be more strict w/your documentation.i only choose to talk to a few select people close to me of my REI goals so i do not have to constantly hear about their "good advice" - my mother is supportive, but since she has no idea how any of this works, she would have a heart attack if i explained i was doing a rehab on a busted property and borrowing at 15%.

There may have been a clause in there put in by the landlord that may have let him change his mind within X time.It is possible that the neighbour was being 'helpful' and would move themselves if there were able, but in my experience, people just love to badmouth areas.A few days after I moved into my new home there was an arson attack by some kids from a nearby village, my neighbours indicated this sort of thing happens 'all the time', and that it was a 'terrible area' - they sounded deadly serious.
