@Daray OlaleyeIf adversity really does make us stronger, you must be a super hero by now! 

Having one in each state you own the properties would avoid possible adverse consequences as to whether you are regarded as doing business in the state.

From my perspective age has something to do with it... as I age I am very debt adverse.. when I was younger bring it on was the thought process.

This matter was discussed within a month, might search "property line" and "adverse possession" "prescriptive easements" are threads that touch on the matter.What you need is a proper survey from the seller, the seller must provide good title, the listing agent knows this.

So ask about the depth of their team and staff, and succession plan in the event that something unfortunate happens to one of them.A good sponsor that has survived market cycles can get the best outcome in the face of adverse circumstances, but a bad sponsor can screw up a perfectly good real estate deal. 

@Tanner Kier There aren't really any tax benefits for the seller, there may actually be an adverse cost to the seller.

I'm very debt adverse, but the math says to stay until the forgiveness in 7 yrs IF the probability is high that you dotted all i's, crossed all t's to qualify for the program, that the program will even be there in 7,  AND you love your job.I'm not staying in a job I don't like for that long for nobody!

For me, and since my background is a CPA and generally more risk adverse, I am very grateful that my investors respect and trust that I have their best interest in mind.I hope the above is helpful to you.
