I am writing this post because I have been listening to the bigger pockets podcast for a while now and I want to buy a house by my university and rent the rooms out while I live in it.

Most universities look at the parent's residence status for the kids application - if I do this a year or more ahead of time, would I be able to have him enter a university in my new state as an in-state resident? 

You need one or the other but both is ideal.I have views of the lake and am close to a major University.

I am familiar with Akron as I used to travel to the university there to compete against their rifle team.

If you want me to submit offers at 70% to 80% of actual market value (not necessarily list price, which could be higher), I know in advance that it's a colossal waste of time and effort.Realtors almost universally work on 100% commission.  

I’ve worked with investors that don’t want to deal with students, but there are just as many owners that are ok with or even prefer renting to students.If this was two years ago you could have gotten a 4/4 in Countryside at the University for 115/20k depending on condition.
