As far as agents you can't do better than Dawn Whalen.

One of the easiest yet time consuming processes and most important to do on every turnover is run the glass light fixtures, globes and such, through the dishwasher.

It suffices to prevent the fridge water/ice lines, dishwasher, washing machine & on-demand hot water heater, from freezing. 

Ours is a 7 unit with 2 of the units having their own laundry rooms with gas dryers.The original rents have tripled since we rehabbed each unit, including new (S/D) appliances, in fact a couple of units now have dishwashers.

I had refrigerator problem, i had faucets, garage problems (3 units so far) and even dish washer replaced!

If something needs to be done that is a non-emergency, but beyond your PMs maintenance reserve, ie, the dishwasher needs to be replaced, give your PM quick approval and the trust to take care of the issue in the most effective way possible.

Add refrigerator, stove, dishwasher and microwave hood and we did the kitchen for between $4500-$5000.

I have a property that has a few minor flaws,  appliances not working (dishwasher/jacuzzi tub), vanity and medicine cabinet paint peeling, scuffed floors. 

Clean inside the fridge, inside the microwave, inside the dishwasher.
