We came to an agreement that we would amend the lease and use her security deposit to cover May's rent, if she agreed to leave 6 June (lease was through Oct). 

@Jared Carpenter If you don't have investors first, put down a hard deposit, can't close because you're still scrambling to gather equity, say bye bye to that deposit.

Does the seller still get some sort of deposit from the T/B for either the lease or option portion of the deal?

Went to property manager, hired them.. 8 days later they have a qualified tenant putting down a deposit.

LOTS of people get down payment gifts from family, and LOTS of lenders & borrowers prefer that gift funds go directly to escrow to keep the paperwork a little lighter (one less round of "source this deposit" and bank statements and transaction histories).

Security deposits and last months rent, I would not normally recommend to spend that on repairs; but sounds like you need a solution.

You are not allowed to take the rent and deposit that into your personal checking account.

Since cash flow has been tight and can't plan that far ahead, right now, the workaround to save the 6 business days  (which is often 8 real dasy) is for my management company to email me a check draft that I deposit to LCNB with mobile.
