Gentlemen, the issue is not being fully aware of the industry, you don't understand residential real estate and that just screams from the question relating to the business side of looking for some system or step by step "method".

I have 7 projects going in the city and the only way i buy them is if they are SCREAMING deals.. no way I would pay close to market .. ergo I only buy one or two a year in PDX

I've had tenants in the past who would have been screaming and cussing me out for much smaller issues lol.

When it screams its LOUD .  

and a tenant or visitor is otherwise injured or suffers significant property damage, don't think for one second they will hesitate to go after everything you have. 

My husband and I went and looked at it...there were cats in the attic...I screamed super loud!!
