i have several row homes in the city and it took me a few before i was able to tweak the systems to better overcome this issue.

And you can edit it, if you want to tweak something.

The housing authority works with the HUD fair market rent value, and then tweaks it so that the payment standard the housing authority uses (for Section 8 housing maximums), to come up with the going rent rates for your city/county.

They constantly tweak the agreements to protect themselves mostly.

Unfortunately, most HVAC contractors are more geared toward marking up and installing expensive equipment and less toward problem-solving via less remunerative tweaking of systems.

I also tweaked the one I used to include info on our parking lot and a few other things.So, if that's what you mean by needing to add some specifics, you can just add clauses to the contracts in the Nolo books, as they are editable.
