Retain a real estate attorney or title company and I'm getting pretty much the same representation as with a buyer's agent.If anything, I see this as a threat to buyer's agents, who may well find themselves disintermediated like travel agents and neighborhood stationery stores.

I would house hack and find traveling professionals to rent to. 

Companies didn't want to travel that far if they were not going to get a replacement job and when the warranty company requested things like detailed photos and written, itemized replace vs repair estimates they quit answering the phone altogether!

People always need housing and speaking of MTR there will always be insurance claims and traveling medical professionals.  

We use the RHAWA lease agreement, if you are not a member of that organization or WLA, I would recommend you sign up.In the RHAWA lease agreement (not Seattle specific), it states that security deposit can be used all purposes including unpaid rent, damage, cleaning, late payment, utilities, keys and other charges.It is never a bad idea to pay for an hour of an attorney's time to go over any of these concerns and then you can be confident you are following the law.

I wouldn’t want to self manage as I travel a lot when I’m off work.
