I always laugh that somehow everyone thinks banks are somehow connected by a wire to the deed room in every county in America and some alarm goes off when you file a deed changing to an LLC.

This set alarm bells ringing.

That said, I got my 3rd job ever (installing car stereo and alarms) when I asked the boss how does one get experience if no one will hire you.

I received a deposit from her and everything seemed to be going smoothly until about 2 days before she moved in when she had made a few statements that seemed odd but nothing too alarming.  

The electrician has a bunch of training/experience that is similar and he gets paid accordingly, but everyone else just needs a little experience, tools, a van and an alarm clock to show up for work on time.

If you are doing major renovations, you may need an engineer which will add extra costs.I would recommend you invest in Simplisafe alarm system. 

But whenever I see numbers that include all those hypothetical bells and whistles it sends off a little alarm in my head - new investors especially can get caught up in all that potential and lose sight of the numbers that are more based in reality (or, hopefully, based on historical data). 

Also note that towels disappear and get stained at an ALARMING rate in this market, compared to any other market I've been in. 

--Ring Cameras - easy way to monitor driveway, front entrance, etc --Honeywell thermostats - all properties have wifi thermostats that also alert if temp too high or low--Yolink - These water alarm are cheap (poorly made, but they work) and have saved us a couple times with small leaks under sink and water heater.Markets are getting more and more competitive so we have an improvement list per property is a must....each quarter we tackle something if cashflow allows it.
