In this year that we’ve been here, the dryer has broken and leaked on to our first story, we have had a leak in our roof, 2 celling fans have broke, and other little things here and there.

We got the HELOC did the last of the repairs (roof, new carpet, new appliances and touched up paint.)

It looks like the roof repair cost will be somewhere around $1,000.

You will still have roofs, AC units, appliances, insurance deductibles, etc on the smaller properties.

After 6months of jumping through hoops of securing financing as a self-employed person, searching for the right property, getting the offer accepted, negotiating roof repairs with the seller to meet the FHA guidelines, I finally got it closed.  

For single tenant net lease that is absolute NNN then yes an owner typically does nothing.For MTNL -multi tenant net lease then even though in many cases absolute NNN with base plus CAM you still gave to look out for CAM caps and large Capex expenses the owner would usually pay upfront and try to recover over time.For instance if you are buying a center looking at roof and parking lot are 2 big ones.

I'm running the numbers on how much I need to tuck away per month to be ready for "X" down the road (roof, major paint jobs, ACs...).

They are geographically the best locations for college students but they are incredibly saturated with rentals and prices are through the roof - 400k/ unit for 2 beds.

One even had the back half of the building falling down, and all of them had apparent roof issues.
