Highly suggest attending local meet ups and picking everyone's brain at those events.

Week before the February sale, we went to the Ashley near our rentals (we'll call this store A2) or  to pick out what we'd purchase at the sale.

When getting started, I recommend picking just one strategy for doing your first deal.

Multiple times I was called over to fix doors that had been pulled off the hinges, Outlet covers that had been pulled off and broken, towel rods and toilet paper holders pulled off of walls, stuff put down the drains causing back ups.

After that I changed to the pick ten plan for every property to make sure my range and dishwasher is covered. 

I'd compare prices of metal vs shingle to see which one actually cost more before picking which one to use.

Pick a few and message them to see who will work best with you.

In fact, I've changed basically nothing from the strategy I've been running there since 2019.That said, I'm strategically picking properties in strong C Class areas that have potential to transition quickly to B areas.
