It is really a personal criteria but I would say if lower grade areas you would want more cash flow and the A type areas you typically get less cash flow.

It does not have a basement and the lower level is 3-4 feet above grade.

I had the same issue in my SFR and was advised to grade the space so that the water would drain out along the foundation to the exterior.
