I'm very new to this whole scene and appreciate this board as I can already see its benefits. 

I would love to get her out of here, but her lease defaulted to month to month long before I came on the scene and in CA it is very difficult to get a tenant to move along unless it is their idea.

Myself I gauge wealth based on income.In a purely capitalist scenes it is neither easy or quick if one must work for it.Or daddy works all his life building a legacy to pass on to his children, he dies, kids inherit and immediately liquidate the assets.

I'm retired from a decades-long background in law enforcement/crime scene (which I know doesn't guarantee that I'm ethical), but I will continue to learn from those who can answer my questions and are already doing what I want to accomplish.

If they don't pay their bills you can bet they won't pay you either.A bad tenant can make being a landlord a nightmarish full time job often at a significant financial cost.  

She got a criminal in there and lost a ton of money because it became a crime scene.

Is Phoenix a difficult scene to navigate right now or do you still see good growth potential? 

By time the system notifies the alarm company, the company calls to make contact, then calls the police, police dispatch, and officer arrives on scene, your suspects have gotten what they came for and are long gone.  

When times are tough just remember why you're doing what you're doing.Having been fortunate enough to see the world, I'm blessed with the ability to recall several scenes of abject poverty.
