Jay, in 2007 they were giving loans to anyone who could fog a mirror, and giving loans at or above 100% financing, and fudging appraisals, and on and on.

Its not uncommon for lenders to require 3months of interest payments in the bank, so expect the others to look for some liquidity.Also, getting pre approved with some hard money lenders requires you to fog a mirror

Basically, everything is done except for refinishing the hardwood floors, installing light fixtures, bathroom accessories (mirrors, towel bars, etc) and we are still waiting on the quartz counter tops for the kitchens and bathrooms to be delivered.

Hopefully, the bath tub is in good shape and that will definitely help If you are going to keep the tiles and paint (which is the only way I think you can stay in that 1500 budget) I would get a new counter top/sink/light fixtures, updated mirror/faucet, remove the shade.
