Of course, if the place is dirty or not in ideal condition, I agree with the previous posters: wait until he’s out so you can get it in top condition to attract the best tenants.

That doesn't mean there aren't people and situations that it is ideal for.

Ideally it will be a brokerage "of investors, for investors."

Ideally you can extract your initial purchase costs and the cost of the rehab but in full disclosure I have never been able to get all of my investment money out via this process (but I have gotten out almost all of my investment money).I am a big proponent of the steps I outlined.

A lot have your same opinion, it would be great that we could invest in our local market and be able to drive to our Properties but there are too many factors that doesn't make it ideal for beginners which many already pointed out..

I've done some research and thought Campton, Waterville Valley, NH area would be an ideal location for all season rental.I'm nervous not being able to find renters to cover the mortgage.

Often lenders won't finance renovations though so that $30k could go towards that.Speaking of banks, find a mortgage broker - ideally one who deals with investments - to talk money with.
