I have a tenant who lives in my very nice three bedroom unit whose lease provides a pet authorization for “one dog, one cat and one rabbit.”

To get things started was curious from those that have already taken the leap as to what type of secondary analysis you all are doing when you find a potential property?

I have searchd the forums but couldn't find much about Boostly. 

Listen to podcasts, read books, and if you plan to invest in the Netherlands find some resources that speak to that market specifically.

With that said, I've done some research on the market and found the following information helpful in my considerations for Phoenix that you might find helpful as well:  Demand for both buying and renting property remains high due to the city's strong economy and growing population. 

Even without those challenges you had, it was still probably hard to find a buyer because of the use mix.

How did you find this deal and how did you negotiate it?

I’d recommend connecting with an investor-friendly agent in DFW to find off-market deals or fixer-uppers within your budget.
