The payment is $1108 per month.The remaining balance is $88K is still on the ARM but we can lock it into a Fixed Rate of 2.4% if we do it by July 31st at a monthly payment of $334.THIS IS $88k REMAINING TO USE FOR INVESTMENT PROPERTY!!!

I have helped the primary tenant do sub-lease agreements with the other tenants, but in the sub-lease it explicitly states that the agreement is between the primary and secondary tenants and has nothing binding with the landlord.

- As a result of the seller not being able to rezone it as 3 unit MFH, did the seller (or you) have to take explicit measures to lock the 3rd unit out, by destroying strategic parts of the unit, or blocking any gas/water access to the unit?

Hi @Phillip Vaughan,Assuming you want a good 30YF, and not a commercial mortgage or a portfolio ARM with higher rates, It's mostly a question of structuring the purchase up-front such that you can shove it into the Delayed Financing Exception.

Under your logic that might presumably constitute "adding" (not just preserving) life, but it is generally recognized that painting of the entire property exterior may be be expensed (even the IRS explicitly recognizes this in its publications and regulations).

None will do a 30 year fixed.  3-5 year ARM with or without balloon is probably the best they can offer.I also agree for 30 year fixed you'll have to use LimaOne or Visio and they will put you around 7.2% MINIMUM for 75% LTV.
