Now depending on the size of the opening, you might need to drill holes on the old concrete and tie in some rebars, then pour new concrete, let cure for 28 days.If it is a underground drain leak for repairs, there are times you can correct that with trenchless lining or bursting depending on pipe size, location and access.Lastly you can also tunnel under.

I still call that a waste of animal control resources when the owner is evident and cure/quit is done.Maryland has some harsh pet rules for both cats and dogs-- leashes and license tags.

The typical remedy would be for you to issue a "cure or quit" notice to the tenant, essentially telling him that he has to cure/fix certain lease violations or quit/move out.

(as we are all paid differently).Rough draft of timeline and probably miss something (but someone will chime in and help).1. 1st - rent day2. 2nd - serve 14 days notice by sheriff/constable or yourself (my favorite way)3. 2nd-15th - tenants has a right to "cure" it and pay the entire rent.4. 16th (next business day)  - have sheriff or Constable server Summary Process (you can not do this).

@Steve Garner I have pet addendum with my lease that have pets, this outlines any and everything you can imagine that would happen with a pet. something to think about in the future.Go ahead and give them a seven day notice to cure the nuisance of the barking dog because it jnterfwres with the quiet enjoyment of the neighbors.

Any less violations are handled immediately with a 7 day notice of noncompliance with right to correct the issue, if the violation is not rectified within 7 days, we issue a 7 day notice of non compliance without opportunity to cure, then move forward with eviction.
