You never know, she may stay there 10 more years and pay down 1/3 of the mortgage for you without you ever having to replace carpet, paint, etc.  :-)Sounds like a decent deal.

If you have a nice clean property you should have no problem renting it out.

Also remind them that you also have their security deposit and, if the unit is returned in clean, in good condition, and by Sept. 30th...that you will promptly return their security deposit.

Finding the sources of the data, clean it and then getting it to flow is the challenge. 

It's a very clean house with brand new paint, modern appliances and overall good shape.
