thanks for the links, frank.the jeep is my wifes. she is the one that wanted it and had to have it. honestly, i kind of won that little battle. she actually wanted a new Mercedes ml and was double the jeep. so, even though it was still a terrible decision it was better than the Mercedes.i myself drive a 2002 chevy s10. 175k miles on it and plan on just putting another engine when this one goes out. trust me when i say, I'm the biggest cheapskate around.

This is VERY expensive as they will motion to dismiss, and generally delay -  the attorney fees to defend become ridiculous - just what they count on, since most homeowners in foreclosure don't have any money, it becomes an uphill battle

At least that is the law in Michigan and trust me, in Michigan it happens and you the property owner have to battle it out with the general contractor and 90% of the time the owner of the property loses.Always make them sign the waivers, I know its a royal pain, but trust me when it hits the fan, you will be glad.

You must tear out any damage, you must treat every inch to get rid of smoke smell, and finally piping or wiring may not have burned, but it may have melted and need to be replaced.

A move can cost money and time and effort Personally and business wise, I do not allow month-to-month unless it is on my terms, which are, I am showing and as soon as I find a lease tenant, you will be moving, period.I never negotiate from a position of weakness, they can smell it, please stay and I will reduce the rent a couple hundred?

Investor a is uncontactable and not sure the status of the wrapped loan. family b is contacting owner 1 upset about  foreclosure notices and saying they own the property (i suspect they dont have title insurance)It Sounds like a foreclosure and legal battle for the bank.
