Once you understand whats being proposed by the local government for the area, then you can make an informed decision on whether or not you want to invest there.I'd also look to acquire property for about half of your budget and pick a property you can successfully reposition.  

I am in the process of acquiring more properties to fix and flip/buy and hold, however I have not been getting too many leads.  

We have been blessed with acquiring multiple properties in the last 5 months (paid cash for them) .

I am looking to acquire a triplex (rental property) that needs a significant amount of work.

There was a murder/crime slightly after I acquired it in this neighborhood which is very rare here.

Also interested in what realistic options there are for acquiring properties with little money, being as young as I am upfront costs are my biggest setback.

And after that I'm going to be concentrating on acquiring a larger multi family building (maybe 5 to 30 units).

I believe that our rates are some of the best on the east coast though.I wasn't totally disagreeing with you, there are lenders who want to acquire properties.
