Being the novice savvy investor I am, I want to make a deal to house swap, move into their bigger home for my growing family, and have them move in our home that is more favorable for senior living.

Transportation industry is huge with lots of goods going across the border, so in theory trade deals could cause waves here for better or for worse.Things are definitely growing down here.

I'm sharing this to encourage others that house hacking is possible even in a growing/desirable city.

Nothing except growing some character would have helped them.Another month goes by and then they want to break their lease and live the last month on their security deposit. 

That area is equally great for growing families.

If you think rents are going to grow 20% per year, every year, for the next 5 yrs, you will look beyond today's value, and start pricing in the future value.Really, most buyers are backing into a desired IRR and/or cash on cash return, and backing into a viable purchase price.

Figure out how you can grow into a role that satisfies you, continue your drive into making a name for yourself in the real estate space, and you will absolutely benefit from the fruits of your labor if you take consistent action over the long term.
