Tacoma got on everbody's radar 5 years ago,   Everett is still a bit of a dark horse,  but has a lot going for it....   

It's in great condition and can even house horses and it's on the lake!

Aside from missing details (I won't beat a dead horse), ask yourself what else could be made from this, could it be a mid-term rental?

The back yard hosts 2 apple trees, one pear tree, a small cherry tree, a small hawthorn tree, three large pine trees, a large spruce tree, 2 large (beautiful) maple trees and a smaller maple tree, a large walnut tree, a large horse chestnut tree, and a fairly big lilac bush.

Every time I get on here all I ever see is what can a tenant do about having to pay higher rent.. or why should they or why cant they bring their miniature horse into their 1 bedroom apartment in the middle of a city.. 

Just a thought, I don't invest in this market so I have no horse in this race. 

We're looking at places with land and barns and horse stables.

If you put the cart before the horse its becomes a future road block.

Best advice would be to just hear it straight from the horses mouth… call a few local appraisers and ask them.

Funny how the askers of LLC or not don't say what they're buying... they also get the cart far before the horse .
