I particularly love the LLC question in tandem with Bro, how do I build my team (before I have ever seen one property, skimmed one book, and listened to 4 podcasts)?

Typically commercial development (cranes in the air) continues well into the slowdown, and homebuilders get stopped out as soon as they run out of sales (which could be overnight) (they milk the cow for all it's worth then large layoffs and remaining inventory at whatever price they can get).Just my 2 cents.

I now plan on milking my well paying W2 job to the maximum, and continue using the savings and financial stability to fund my REIs.

And I'm not opposed to keeping the earnest money if they try to milk the contingency.  

I have been using a paid app called Remember the Milk, but I am likely to switch to Google Tasks in the not too distant future. 

Im fearful of something like that happening & skim my lists looking for any familiar names ...

One thing that drives me nuts about these "gurus" is how they all shill to their lists for one another's programs, trying to milk folks for every conceivable cent on affiliate marketing commissions.

I was going to say it would have been classic if they added, "Oh, and we're out of milk" to the "letter".

@Steve McGovern At least 80% of the wholesalers here (maybe more) have no clue what you said, and you're right, @Dev Horn  sorry your eyes bled, more might understand points of view and learn better negotiation skills if the would skim through studies of cognitive basis.
