Going a little farther there is the Black Diamond meeting in Waltham that is excellent and you could also look into the Boston Area REIA in Medford.  

My choice is the Diamond Farming Probate System by Gary DiGrazia.

Those built 1910-1930 have the concrete block foundations that have kind of a diamond pattern on the outside of the blocks.
