The listing agreement usually specifies the commission seller pays.5% of the time and on larger deals, the seller's agent may tell you to pound sand and get your buyer to pay your fee. 

Let them know you can help buy unwanted real estate.  

Due to Prop 13, the afore mentioned commies have pounded us with taxes and fees on everything. sky high car registration, energy and gas taxes... etc...

Do you want to be the guy hustling & pounding the pavement looking for "deals" or do you want to be money guy who funds them? 

You will surrender nothing.That's the attitude you need to have in this, no childish bravado and chest-pounding and then two weeks later you disappear and the BP community never hears from you again.

The buyer always has the option to select their title company in the closing process - if you look at your loan/bank documents, you will see this is specifically noted that you can shop for these services because I believe it is federal law as noted by Jeff, above.Most title companies do the same work but I would tell any seller that insisted on this as part of the deal to pound sand.   

I just watched the weather channel.They had a video of Texas and a tornado was lifting and throwing cargo car boxes weighing 16,000 pounds around like feathers.They were going way in the air and very far fast.Awesome and very scary at the same time.

& congealed grease from the deep fryer.A colleague of ours installed one only to get a $250 emergency plumbing billbecause the tenants daughter flushed about a pound of rotting pasta down the disposal, blocking the drains & she had the dishwasher running at the same time.Another of his tenants kept emptying her fish bowl water into the disposal but what she assumed was disposable blue sand was in fact glass chips & she did it twice.
