Its a very complicated undertaking I have learned and I'm pretty well versed in all things computer. 

I created my own font too and use a small graphic for the return address on the flap to make it look more like a wedding invitation. 

I do graphic design for fun on the side and I have no idea why I did not think about photocopying a letter.

The whole reason we are wholesaling (closes tomorrow) this property is we decided the amount of work and location of the property was more then we wanted to undertake. 

Anyone ever split test the graphic on the return label?

Until you know your mailer is getting every interested prospect, test different offers, headlines, phrases,  images/graphics (if any), envelope size, fonts and other elements of you mailer.
