I'd check out @Anson Young 's Youtube series on Bigger Pockets on analyzing markets for deals - he also wrote a book and it's full of goodness. 

Search youtube for replacing whatever piece is broken, should be able to find a good video in a couple minutes. 

I suggest watching all the Del Walmsley youtube videos.

@Ray Danishyar After watching hours of youtube videos, I have a few ideas and did purchase some programs to help me generate leads, repair cost, deal analysis and so on. 

She had transformed the basement into an office with sheetrock, overhead lighting, installation of a closet, insulation, etc.

I need to start a youtube series on this where I have fun with them and take them for a ride!!

There really is nothing I can't fix or I'll use you tube and fix what I don't know. 

I just saw a youtube video claiming that if you don"t set it up in the state of the property then you wont be able to do evict a tenant in that state with an out of town LLC. does anyone know if that is true?
