Now we have high interest rates being imposed with the sole intent of crushing real estate and construction, and it will affect every segment of the economy. 

I work in residential, commercial residential and development segment.

So, my first piece of advice is to become an expert on a specific area; pick a zip code or school district...something that provides a defined segmentation.  

I'll try to do some research, I have no idea on where to find these guys, will poke around and see what I could scavenge, not really my target market but wouldn't hurt to get some and explore that segment of the market.

We got started in single because of cash flow and later realized we really enjoy this segment".Don't let analyst paralysis get you! 

Prices have dropped in many segments of the market and inventory has reached the highest level in several years. 

@Scott Trench I agree with you about the quality of the market segment you are targeting and at the same time be very careful with the thinking that a blood bath in high end rentals will not impact the lower end properties.

This will also give you insight on how you might segment your lists and solicite different offers, depending on the title, facts and circumstances.

So, if I were young like you startitng out, I would get started right away pursuing whatever segment of the REI business you most enjoy and think matches your goals.

As Buyers are simply paying any price to grab up a multi-family property.So make sure that numbers work, as I feel that we are coming up to the point that markets will start to self-correct in this market segment.
