If you do chose to go the turnkey route I would definitely dig deep into their processes with renovations and property management.

Yes I only have to vet one tenant (since I already have a presumably good one), but I still have to hire my crew to paint, deep clean, possible yard work, miscellaneous repairs.

Growing up in Cupertino and then living in Palo Alto this is the RULE  best public schools in the state.we also have to keep in mind there is no where near the amount of private schools in CA OR WA as there is in other statesEspecially in the deep south were many go to private academies or if the schools are top ranked in that state then that is were the MOST expensive housing is in the area by far and its an absolute.. 

My vision for the property is clear (my strength), however I am lacking the commercial multifamily experience and deep pockets to jump in, so I'd love some help as I see good potential for this property.

And never forget, gas lines are NEVER as deep as they’re supposed to be!!!
