You need to have language in the lease and renewals so that you can dispose of it however you wish as it is considered abandoned instead of having to store it, with some exclusions on motor vehicles and medical items.

If the water drips in the window sill, the tenant may never notice there is a drip and the water could rot the wood there, not to mention drip into the wall and cause damage there and on down to the subfloor, etc....If you have ever had a house with a wooden porch floor with a window AC unit mounted above the porch floor, you realize soon enough that it might be a no win situation when it comes to the condensation flowing out of the AC unit :)Catch pan and drainage tubing sometimes are needed ...

That won't allow for RV's with air conditioners mounted on top, but then again most of those are longer than 30' anyway.

btw, the "commercial" toilets are wall mounted since they are easy to clean, not the high powered ones. the "jet" powered toilets are high end homeowner style toilets..the wall mounted toilets need 6" studs to make it work.

Have you considered adding something to make it a little more "sexy" like mounting a flat screen TV to include with the unit, including an outdoor grill, or adding black-out curtains in the bedrooms?
