If you have some sort of a competitive advantage/in for the construction process (maybe you're really good buddies with a logistics company, you own a small brick plant, etc) I know an investor who primarily does SFH/small MFH new construction builds (build-to-rent model) and sells them at the 10-year mark.

Another thing about Oildale, is that we are getting Amazon fulfillment which would add a few thousand jobs, L'oreal which will add another thousand ish jobs and many more logistics based jobs coming to that area over the near future as well.

Using separate LLCs will be an admin and logistical night mare, insurance costs will be higher as liability coverage becomes limited to one property rather than spread over all properties as an umbrella.
