Have a large emergency fund that you can draw on for several months if. you ever are in between jobs (an amount that will cover your side of the mortgage for several months).  

But, more importantly they were two of the BEST tenants I think ever had.

They are a much forgotten group and that's kind of a disgrace.I also have great deals cross my desk all the time in PA and S.Jersey, be happy to share if you ever wanted to take a look.

There are guys there that bid without ever seeing the houses, we've bought houses off of them b4 but never on our own yet.

Has anyone ever delt with this or even heard of it? 

Pricing and vacancy trends are hyper local but I've had to drop my rates significantly from last year's rates and I still have more vacant days in August than I have ever had in over 10 years.
