My experiencebefore jumping through all the hoops to get a dealers license I googled mobile home manufacturers in GA I emailed 3 manufacturers.  2 called me the next day and the 3rd emailed me I told them what o was considering and asked them how much they would sell me a standard 3/2 approx 1300 sq foot and 1500 sq foot house for if I was a licensed dealer     For me the price was not enough for me to do what is required to get my dealers license.

Otherwise, the long term Tenant can claim that you are stealing their utilities for the Airbnb.You can do a RUBS system where you figure it by square foot, and divide the bills accordingly. 

I wouldn't want to shoot myself in the foot by trying to increase rent too hard too fast and create vacancies right off the bat, but I need to make sure I get some return in the initial stages. 

We are about to sell our 2 bed 1 bath in Port Angeles, WA and Im curious how the comps of $/square foot affects other property factors.

Fortunately he also had some report dings so I was on firm footing denying him.

I know its not a "ton" of cash but I've  been trying to get a foot in the door in RE and the market is honestly absurd in my area. 

A great mortgage broker will have good relationships with good lenders and will help you put your best foot forward to get the loan.

Hi Chris,Adding to what Jamie said just because you can build a larger duplex does not mean it is the most efficient use of that foot print within the setbacks.
