Flood ins is often illogical in that way.I don't think Sumter + Rutledge is a bad place to live by most hipster's calculation. 30 years ago I wouldn't even have considered working up there.I think you should figure on Insulation, flooring, sheetrock, first floor cabinets, possibly doors and maybe outlets (would ins co/building dept make you replace them if exposed to salt water?)

We have a few Realtors and especially builders who own stage furniture they use, but the price has to justify the time and effort.To my knowledge in my market there is no data supporting staging a property, those that stage them just believe in it.Even in your example there are other factors that are alive in the market that influence price, you really can't prove that furniture and flowers caused a sale much less at a specific price.

I think a newbie could run wire for a light fixture or outlet (just a few parts, box, connectors, wire nuts, romex), but maybe you shouldn't put in a new panel.

We had an inspection and these are the recommendation from the inspector:get the HVAC unit cleaned/serviced (need licensed HVAC tech)get the hot water heater serviced (need licensed plumber)Repair the toilets (running)Probably just need handy man for following:Water heater closet need to put dry wall for ceilingReplace bedroom door to balcony (not locking)Repair shower necks for both shower (leaking)Replace missing cover on outlet next to fireplaceRepair the socket on the bath light fixture in master bathroomWould need to be able to provide a receipt as a licensed contractor as I need to prove to the buyer that those items are indeed fixed.

This is really exciting bc as much as I LOVE buying houses from my wholesalers this shows we can also start getting more deals "in house" which just gives us another outlet for deals and overall a little more control on our deal flow rather than just mainly rely on another party.
