Looking for syndicator experienced in PA to facilitate an emerging deal to convert existing 25-room historic hotel in Chester Co. to 8-12 apts., plus renovate and operate 12 add'l units in two bldgs. adjacent to it.

I Live in washington. and currently taking a Real Estate Practices and Fundamental course at a community college and our first week, one of the slide brought this up but instead of being called "Birddog" its a facilitator or intermediary.

But, in some cases a deal might be able to provide a syndicator with a 3% acquisition fee that would normally go to the buyers agent for facilitating the deal..

Although I haven't yet explored the process of finding a real estate agent due to my lack of familiarity with it, I understand that they can be instrumental in facilitating the process.

or they can spend time interviewing facilitators like agents and travel to the market. out of state investors come in all kinds. some fly to the market and look for themselves some never do. the ones that never do have the problems. take one trip is what I recommend 

Need for upgrades/repairs to facilitate raising rent?

As the situation is described, the agent has done nothing to facilitate a sale in over 5 months and has had no part of this potential sale.The nature of a sales job is that you don't get paid unless you make/facilitate the sale.
