The lenders I've talked to have all expressed that 25% is the minimum (20% would be ideal for me).

I've expressed to them that I know I'm not going to be their first call since I'm from out of state and a new name to them, nor do I have some real impressive real estate related resume that I can provide them to help ease their mind about calling me.  

The issue Sean has is that this was never expressed and instead sent me emails claiming that there are issues with the documents but the recorder is tweaking them and getting them worked out before recording.

@Alex Coke, I believe "house hacking" is one of those secret-hand-shake expressions invented by 'Bigger Pockets' (was it Brandon Turner)?

I should also mention one of the neighbors up there has expressed interest in on our land as well.

We have contacted the owners who have expressed difficulty evicting due to Covid.

@Ray Danishyar Ray, my plan as of right now is to focus on calling primarily and then mail to those that we couldn't get through to on the phone and those who have expressed interest but are "not right now".
