i agree brandon..i don't charge an application fee...so many tenants are aware of the application scam and they dont apply bc they don't want to lose their 20 or 30 bucks..i don't charge a fee..yes i get a lot of dead-ends this way, but i don't pay for a service...i use the internet to look up as much info as possible, google their name, search local county criminal records for their name, verify references, etc.

I know a retirement "guru" on one of the podcasts suggested this, which to me is almost criminal and made me question anything he said after this.
