There's something to be said for working with real professionals and paying them a fair price.

You have some experience, but that's not equivalent to a professional property manager that is always current on the laws, insured, with experience managing 400 rentals.

(We did not use a professional heir search service).  

If a seller is being this stubborn they 1) have very little motivation to sell, and 2) don't like to listen to professional advice.
