I always listen for the phrase "I can move at the end of my lease in ___ weeks" - it gives me more faith in selecting them as tenants. 

If people were half as passionate about hating on abandoned properties as they are about str's, we might have enough rental stock to keep everyone happy.To use your phrase, "you people" act like folks haven't been renting rooms out of their houses for an eternity.

The NC SOS will reject LLCs using certain words and phrases that my be prohibited by law from using in your business entity name unless you have legal authority.

while we all charge fee's the scammers ask for fee's up front.. give you terms that are too good to be true and generally their websites have poor english or were written by someone who is not in the industry and uses terms and phrases real lenders would never use but rookie borrowers dont know the difference.

I think it's a strong start.The phrase "roughly matches" can be very liberally construed.

I used to do this with a separate printed sheet--including how you want them to pay rent, highlighting key phrases from the lease you want to reinforce, late fee policies, how you want them to contact you (maybe via text/Google voice vs knocking on your door) etc.  

I cannot find an actual law, but a google search returns this phrase frequently...
