If if you are new to owner financing, I would structure a letter of intent, spelling out the terms of the owner financing offer, have the seller sign it, then bring it to an attorney to have them draft the agreement.

I am not in your area but just an FYI, make sure they spell out how many times they will sand and what grit they will use, and how many layers of Poly and what type... you should be getting this information with the quote it can make a difference in price....
