Smooth transaction or difficult?

I've recently started working with a few investors and was wondering if anyone had a few tips to make them happy/ensure its a smooth process.

Generally, down grading the zoning is a smooth process.

This makes me more confident in my negotiations and makes things run smoothly. 

I hope it all goes smoothly and thank you for your story.

All in all it was pretty smooth. 

@Michael Noto Nothing as good as a multi in a largely desirable single family neighborhood, makes it even more desirable.You seem to be progressing with this smoothly, is it as a result of having dealt with these subs before?

Will you have to replace or regrade to substrate that makes the bottom "smooth and soft"?

I'm making progress everyday and I'm confident once the right tenants are in place I'll be smooth sailing.
