If it is removed the roots will die and rot.

(i.e. plumbers cleaning out tree roots from your septic lines or having windows replaced due to vandalism)Also, you absolutely have to account for vacancy. 

If the camera shows roots or something bad , replace it before there is a problem , have them add a clean out right where it exits the house and every 40 ft there after . 

Lucky your tenant contacted you about their cold room and you were responsive to finding the root cause of the problem!
